Permission has been granted for us to bring high-end residential homes back to one of Dublin’s most prestigious squares with consent given for eight luxury apartments in 31 Merrion Square, a Georgian townhouse in Dublin 2.
We purchased the property in 2017 and have proposed an extensive series of works to turn the 6,518 square feet, four-storey over basement property into eight apartments, bringing much-needed residential space back to Merrion Square.
Merrion Square is one of Dublin’s most historic Georgian Squares and was once the location of choice for the homes of the city’s wealthiest and most influential residents. The area also contains a number of key Irish institutions, such as Leinster House, the National Gallery and the Natural History Museum. However, over the years many properties on the square have been converted to commercial use. We are seeking to buck this trend with the creation of eight new residential units, helping to address the undersupply of housing in the area.
The proposed works will represent an appropriate and subtle renovation, resulting in a substantial improvement to the North side of the square. The impact of the works will be to emphasise and restore the original beauty of the building by creating a series of high-end, luxury residential spaces. This will include works to implement modern infrastructure, now expected by tenants.
