This location was once home to the city’s wealthiest and most influential residents. However, in recent times the preferred use for these buildings has been as commercial office space. While this offers its own unique benefits, we felt it right to take this building back to its roots; bringing residential space, that is sensitive to the building’s Georgian heritage, back to Merrion Square once again. The decision looks to have been a good one; the building is already fully tenanted, at a rent of €50 psf, producing a net yield of 6% to our investors and providing much-needed accommodation to the area.
